Are you considering purchasing a home that needs some repairs or updates?  Sometimes, buyers may shy away from “Fixer Uppers” because finances are tapped out after buying a home and there is no money left over for the repairs.  Here in Greensboro, NC, we have been helping homeowners take advantage of a special loan program from the Department of Housing and Urban Development (HUD) that addresses this problem. 

Under traditional loans, the lender provides permanent funds based on the appraisal of the property.  When the property needs significant repairs or modernization, the appraised value will be negatively impacted.  The lender will usually either issue a loan for the value of the home without the repairs or require that the repairs be made prior to the closing of the loan.  Under HUD’s Section 203(k) program, a qualified buyer is able to obtain a loan to cover both the cost of the home and the improvements.  The amount of the loan is set at the projected appraised value of the property after the improvements. 

To qualify for a Section 203(k) loan, the property must be older than one year and must be a one- to four- unit home.  Even homes that are completely knocked down can be eligible, if part of the original foundation remains.  High-end upgrades are not included but the loan can be used for additions, decks and even painting.  Of course, there are other requirements, such as adhering to loan-to-value ratios and when the repairs must be completed.  Check out the HUD website to learn more.

March Madness is heating up the city of Greensboro! Each March, Greensboro hosts top colleges from the region to compete in the ACC Tournament. The ACC Tournaments are held at Greensboro Coliseum, located at 1921 West Lee Street.

The women’s ACC Tournament begins this Thursday and runs through Sunday. Family Four Packs are available for only $44 and include four tickets, four hot dogs and four soft drinks. It is a great outing for the family. There is a Fanfest that is very popular with children before each session. It features inflatables, basketball shooting contests, give-aways from local businesses and face painting. Don’t miss it!

The Mortgage Bankers Association reports some encouraging news in the home mortgage deliquency statistics.  According to their quarterly National Delinquency Survey, 30-day delinquencies fell significantly for the last quarter of 2009.  In fact, they reported the largest drop ever in the 30-day deliquency rates.  Jay Brinkmann, MBA’s chief economist, writes, “The continued and sizable drop in the 30-day delinquency rate is a concrete sign that the end (of mortgage delinquencies and foreclosures) may be in sight.” 

Historically, 30-day deliquencies are considered a leading indicator of homes going into foreclosure.  Therefore, we should see fewer homeowners facing foreclosure in the future. 

The Mortgage Bankers Association also reported that a record proportion of homes are in foreclosure or arrears at this time but the drop in short-term deliquencies may indicate that homeowners in trouble may be lessening.

If you have a student who is the least bit curious about the many magnet school options here in Guilford County, which serves, Greensboro, High Point, Jamestown and many smaller towns, don’t miss this Magnet Fair.  Representatives will be there from every magnet school so it is a great way to learn about all the many, many opportunities.

Why should you consider a magnet school?  With 44 magnet and choice schools in Guilford County with 50 different programs, students receive a top-rated education along with a curriculum specifically suited to their interests.  The programs are varied and plentiful, ranging from A (aviation) to V (visual arts).  There are programs offered at the elementary, middle school and high school level.  Three of our magnet high schools boast 100% graduation rates and there are only seven total high schools to achieve this in the entire state of North Carolina.
