April 2012 Greensboro Home Sales Report

With so much mixed information on real estate from both the national and local levels, I wanted to focus on what has been happening with Greensboro home sales. The following charts and data are on Greensboro Single Family Homes so that means condominium,townhomes, land, multi-family and commercial are excluded. This Greensboro Home Sale data was pulled from the Triad MLS on May 9, 2012 and focusses on numbers from April 2012.
Greensboro Active Homes For Sale: 1893
The number of homes for sale has risen slightly since the beginning of the year from 1862 units or about 2%. This is about 1% up from the number Greensboro homes for sale in March of 2012 of 1876 units. Compared to April 2011, the number is down substantially from 2562 units or 26%. This decrease in supply is good news for home sellers.
Newly listed Greensboro Homes for Sale: 382
Another good nuumber for homes sellers is the number of homes newly for sale in April 2012 is down 10% compared to April 2011′s number of 424. This number is also down about 2% of last month’s number of 391 homes coming on the market of March 2012.
Greensboro Homes Sold: 191
10% up from April 2011′s number of 173 and 6% down from last month’s(March 2012) of 202 homes shows the number of homes being sold is better than stable with the year to date(January-April) number for 2012 of 638 homes is 7% to the plus side of 2011 ytd number of 596.
Months Supply of Inventory: 9.6
This number is calculated by taking the number of active homes for sale on the last day of the month (1581 homes) and dividing it by the number of homes that went under contract during the month (165). Again, a 14% improvement compared to April 2012′s number of 11.1 but a slight increase from March 2012′s 7.2. The year to date (January-april) average is 8.2 months supply of inventory.
Greensboro Homes Pending: 165
Though this month’s number is down 21% compared to last month’s 209 units and down 17% from last year’s April of 199, this may only be a blip as the 2012 year to date number of Greensboro homes going under contract of 755 units is 8% higher than 2011′s 697.
So, mostly positive news for Greensboro’s single family homes sales this month. Is this a sign that the market has turned around? Drum roll…it is hard to tell. There still is a debate on the number of foreclosures that have not hit the market or not yet acquired by the banks that may or may not come on the market soon. Also, with 1893 single family homes for sale and 191 closings in April that is only about 10% of the homes closing in that month. So,for every 100 homes on the market 10 closed or 1 out of 10 which is an astonishingly low number.
But what is a bad market for sellers is a GREAT market for buyers. Interest rates are at an all time historic low and the choices a buyer has is at a high. Bottom line…now is the time to buy.

Greensboro Home Market Report

Greensboro, NC Real Estate Home Report:
The Greensboro Home Market Report for this month requires a thorough and careful review. When comparing First Quarter 2011 to First Quarter 2010, there was virtually no change in the number of homes sold. However, during the Spring of 2010, the market was boosted by the Federal Home Buyers Tax Credit. We have not had the benefit of that program in 2011 but the total sales are almost at the same level. However, if you only compare March 2010 to March 2011, the statistics look a little glum. Check out the details below.
The following Greensboro, NC housing data was retrieved from the Triad MLS on April 6, 2011 and focuses on Greensboro, NC Single Family Real Estate Home Sales for March 2011. Check out the data below for all the details:

- The number of Greensboro Single Family homes for sale: 2,187
- Median Price: $158,500
- Average DOM (Days on Market): 151
Comments: The number of active homes for sale is down 21% compared to March 2010 but is 5.5% higher compared to February 2011.

The number Greensboro Single Family Homes listed for sale (new listings) in March 2011: 425
- The month before (February 2011): 342
- Last year (March 2010): 620
Comments: The number of homes newly listed has decreased by 31% compared to March 2010 and has fallen 24% compared to last month. As less new listings are becoming available, less homes are available for purchase.

Comments: The number of homes that went under contract in Greensboro, NC has increased by 42% when compared to February 2011 but has fallen by 15% when compared to March 2010. Keep in mind that the Federal Home Buyer Tax Credit last spring caused a spike in home sales in the first few months of 2010.

The Greensboro Home Market Report continues to show some signs of improvement. The number of homes under contract in Greensboro remains healthy, increasing 12% when compared to last month. The number of homes under contract is an indicator of how the house market is going to do in the next 30-60 days. In addition, the number of homes sold increased by 7% when compared to February 2010.

Comments: The number of active homes for sale is down 18% compared to February 2010 and is down 1.2% compared to January 2011.

Greensboro Home Market Report-January 2011

Greensboro, NC Real Estate Home Report:
The Greensboro Home Market Report shows some solid improvements from the same time last year. The number of homes under contract in Greensboro remains healthy, increasing 11% when compared to January 2010. The number of homes under contract is an indicator of how the house market is going to do in the next 30-60 days. In addition, the number of homes sold increased by 34% for the same period. 
Interest rates continue to be extremely low and the inventory of homes is high. However, even though interest rates are still low, we have seen them steadily increase over the last few weeks so don™t delay if you are considering a new home or real estate investment property. Also, although the inventory of homes is still high, homes for sale in Greensboro has dropped since last month, as has the number of new homes being listed for sale. I’ve said it over and over but it bears repeating…now really is a great time to buy. This goes for First Time Home Buyers and Investors.

Here is the 2010 Greensboro Home Market Report for the Ridgewood neighborhood. In 2010, Ridgewood had a slow start but activity picked up as the year progressed. Of the 12 homes sold in 2010, 9 closed after June 1st. Not only did more homes sell, they sold more quickly after June 1st. Prior to May 30, the average days on market was 260 days. Homes sold after June 1 were on the market an average of 100 days.

Summerfield is a wonderful community with rural areas and planned communities just north of Greensboro on 220 North (also known as Battleground Avenue, within Greensboro city limits) or Lake Brandt Road. Summerfield is home to three of the newest, state-of-the-art schools in the Guilford County School System, Northern Elementary, Northern Middle and Northern High.

Greensboro Home Sales Report

Greensboro, NC Real Estate Home Report:
The Greensboro Home Market Report shows some signs of improvement over the last few months. The number of houses under contract in Greensboro has increased compared to October 2010 and also when compared to November of last year. The number of homes under contract is an indicator of how the house market is going to do in the next 30-60 days.
I continue to see savvy investors and buyers who are snatching up great homes at bargain prices. They know that this is an excellent time to buy because interest rates still are extremely low and the inventory of homes is high. However, even though interest rates are still low but we have seen them steadily increase over the last few weeks so don’t delay if you have been considering a new home or investment.

Greensboro, NC Real Estate Market Report

Greensboro, NC Real Estate Home Report:
The Greensboro housing market continues to indicate signs of a slow down in this month™s market report. The Greensboro, NC Market Report shows a marked decrease in homes under contract and homes sold. This is partly due to the Federal home tax credits which borrowed buyers from the future by encouraging consumers to purchase prior to June 30th.
I am seeing an increase in savvy investors, who are snatching up great homes at bargain prices. They know that this is an excellent time to buy because interest rates still are extremely low and the inventory of homes is high. Some interest rates are now under 4%! In addition, the threat of a North Carolina foreclosure freeze has created a sense of urgency for home sellers who are not in foreclosure. Foreclosures are likely coming off the market for an indefinite period, but they will be back once the lenders can prove that they are following all regulations. It would be prudent for home sellers to sell their homes before having to complete with all of these foreclosures.
