I love this quote from Ben Franklin, especially in light of the current real estate market. Here is Greensboro, NC, it is the best time to buy a home that I have ever witnessed. Interest rates are incredibly low, homes for sale are also low and inventories are up. Yet, there are some that are still making excuses for not buying.
Let’s just take a quick look at the numbers. Say you find a 3 bedroom, 2 bath single family home for $100,000. If you are skeptical that such a home can be found, just give me a call. One minute ago, I just conducted a quick search of our Multiple Listing Service for all homes priced under $100,000 with 3 bedrooms and 2 full baths. It returned a list of 1,004 homes! So, you can see that buying such a home is very easy to do in Greensboro’s market today. Depending on your financing and downpayment, you can expect to pay approximately $420/month in principal and interest.
So here are my questions to you. If you are currently renting, are you paying more than $420/month? I would expect that you are, especially if you are in a 3 bedroom, 2 bath single family home. If you are considering becoming a real estate investor, do you think you rent such a property for significantly more than that? It would be tough to buy something that you couldn’t rent for more than that. With compelling numbers like this, what is your excuse for not becoming your dreams a reality today?

Greensboro Helps Youth Participate in Sports

Here’s another reason to love Greensboro. Tyler’s Locker, a newly founded non-profit, has started collecting used sports equipment so that disadvantaged youth can get into the game.
Tyler’s Locker was founded by Greensboro Police Captain John Wolfe and his son, Tyler, and has gained the support of Ricky Proehl, former NFL player, Greensboro Parks and Rec and Omega Sports. Used sports equipment is being collected and then distributed to those throughout Greensboro who can’t afford the expensive equipment that is sometimes required to participate in sports. In addition to collecting used equipment, Tyler’s Locker accepts monetary donations to provide scholarships to those who are unable to afford the costs of joining in organized sports.
This is a great time to clean out your garage for sports equipment that is no longer being used or that your children have outgrown. Tyler’s Locker is having its Kickoff Event this Saturday, January 22 from 9 a.m. to 2 p.m. Stop by the Omega Sports at 2431 Battleground Avenue, Greensboro and help children and teens throughout Greensboro.

How Are You Going to Vote?

Tomorrow is election day here in Greensboro, NC and throughout the nation. Have you decided how you are casting your votes? If you’re like me, you may not even know all of the candidates and referendums on your ballot!
But there is no need to hit the voting booth uninformed or to skip the voting booth entirely! If you are a registered voter in Greensboro or any where throughout the great state of North Carolina, you can obtain a sample ballot before visiting the polls. Just visit the North Carolina Board of Elections website for for a sample ballot so you can find out about the candidates and issues before tomorrow. For those of you in Greensboro, visit the Guilford County Board of Elections website for all of our local information.

The Real Estate Market in North Carolina has really been shaken up over the last couple of days. The good news is those facing foreclosure in North Carolina have some new hope. Our Attorney General, Roy Cooper, is requesting that 15 of our largest lenders suspend all foreclosures pending a complete review of their foreclosure process.
News has been coming out that some of these lenders have not been handling the paperwork properly. There are accusations that employees and outside attorneys have signed affidavits without verifying necessary information. Authorities are also questioning whether documents were properly notarized.
This action by the Attorney General has already impacted our office. One of Heather Dodson’s pending closing has been delayed until the lender can assure that the transaction has been handled properly.
What does this mean to you?
¢ · If you are currently late on your payments or in the foreclosure process, it will mean that your foreclosure will likely be delayed.
¢ · If you are considering selling your home and not in foreclosure, now is the time to list it while the homes being sold in foreclosure are off the market. Commonly, I hear homeowners who would like to wait until spring to list their home. This would not be prudent in this economic climate. Waiting to list your home would likely mean you would be competing with the glut of undervalued foreclosed homes once this red tape is unraveled.
